COVID created a chaotic spike in both the sale & rental markets, attracting even more new real estate investors.

Many investors have had to get creative by emphasizing other property perks, like pools, proximity to local attractions, or unique experiences, to offset any beach access challenges. 

Also look at the area as well in terms of how attractive it will be for people to rent out your units. 

One big one is that scaling the lease option sale to a homeowner will attract both public regulatory scrutiny and private litigation, perhaps class action, once it reaches a certain threshold.  

The only reason I am not serving a notice to cure is because I’d rather they take the very attractive offer of lease breakage and move out - which they are not willing to. 

MTR attracts a lot of traveling medical professionals and WFH individuals who need a quiet space during the day, which may not be compatible with families living in the attached LTR.

Were obviously “reverse engineered” to find a way to “back into” an attractive or at least acceptable cap rate3.

While the property is in a smaller town, it’s relatively close to a larger city, which I think adds a lot of potential for attracting both short-term guests and long-term tenants.The motel has fewer than 16 rooms, and the nightly rates are extremely competitive for the area.

When it comes to AirBnB I have found its location, number of beds then amenities like kitchens and outdoor spaces that attract quality guests and demand higher prices. 

High bedroom counts to attract guests for weddings, families etc.
