Hey Santosh,As of right now you're extremely exposed regarding insurance and I'm going to assume legally as well.If the home isn't registered as a legal multi-family with the town that's something you'll have to correct ASAP and make sure the home is up to code.Insurance wise as soon as they find out what you're doing they'll cancel you as the risk has changed from a single family owner occupied home to a multi family owner occupied home.

Think growing college towns with steady tenant pools or suburbs experiencing revitalization. 

Is it based on town zoning? 

For commercial buildings, be very specific - price range, $/door max, unit count, unit mix, part of town.

What do you suggest when there are little to no tenants in this area of town that meet this criteria?

A number years ago, I went to town buying a bunch of rentals in a short period of time and I can assure you they took money from my family instead of putting money in my family pocket.

Big red flag would be her telling you not to come to town.

Down town is really vibrant. 

I have lived here for over 30 years and am a licensed broker here, as well as having all of my rentals here in town, and would consider myself an expert on this market.Don't listen to anyone lumping JC in with Watauga Lake or Roan Mountain.
