A lot of investors are jumping to secondary lines of insurance coverage and the problem with those is that the companies are based in the Cayman Islands or the Bahamas a lot of the time, and it is suspect that they would actually pay out if the need arose unfortunately.   

If existing tenants are 50% under market value, you will need to make sure current tenants are out. 

New builds-broke even in the '08 market on two spec homes, built my own home from the ground up twelve years ago(400k in equity). 

The right market for you depends on whether you prioritize cash flow (Augusta, Columbia) or long-term appreciation (Greenville, Huntsville).

It all comes down to running the numbers based on today’s market, not past assumptions.

Right now I am focusing on building a strong buyers list before I really hit the ground running on marketing for sellers.

Unless you spend money trying to find off market deals..

Think about buying when the market balances back out.
