Depending on the state, when someone rents for a certain amount of time, usually 30 days or more, they become long term tenants in the eyes of the law, and they acquire "tenant's rights". 

I know that in the future we will have some sort of market downturns and you could lose all that you acquired with properties that target low paid workers.Behavioral issues are a significant concern.

The rents at purchase were not even 2/3 of my PITI (so crazy negative cash flow but one reason acquired below retail).  

For example, let’s say someone sets an annual goal of cash-flowing $120k ($10k/month) a year in passive income, and then sets a quarterly milestone of acquiring 20 units.

Your team is the most important thing you can acquire first before any investment your purchase. 

It means that you, as the purchaser, cannot close on the purchase of the property until (subject to the terms of the contract) the seller identifies a new asset to acquire with the proceeds of the sale. 

They are the development team we refer people to the most.We’ve acquired several properties from them and have been impressed with their pricing and benefits, thanks to the volume they build at.

I will still be on my radar, but i think small multi-families would be a bit easier for me to acquire.
