All leases are paid in full up front for each semester and this is the first academic year they've been open.- Utilities are split evenly among the students.- $5/month fee for cleaning supplies and toiletries.- Currently self managed and no maintenance costs were provided.The onsite management office can be utilized as an additional unit if an off-site property manager is used.

Needs to have a large population, and shouldn’t be known for partying, but for its academics.

I have a college fund that I have not had to use thanks to various academic scholarships I have received. 

The local medical center is building a 550 million dollar new hospital and transitioning into an academic center and is starting a residency program that will bring 200 new doctors into the area.

I also track academic calendars (move-in weekend, parents weekend, graduation) and pump up the rates during those weekends since the area is flooded with traveling parents.

@Jarib RivasI don't have an idea of the effect of a trade war on real estate markets but I think it's an interesting question.My hunch would be that the relative purchasing power of the dollar (and then it follows value of real estate backed by dollars) is affected by the exchange rate.Would be curious if others with a more academic and analytical macro economic and finance mind will weigh in....

And I only got busy because my wife forced me to it by bringing us our first rental deal.But to be totally honest with myself, I should have given graduate school and academic dreams the finger back in the late nineties and apprenticed myself to a good renovation outfit to start working up to a lead position straight out of college as a humanities graduate.
