I'm still absorbing info at a steady pace while trying too build a network. haven't come across any deals that work for me yet but I have been sent a few from a couple people i've met so far. i'm still open to any one that can send me deals in the CT area. i dont have any specific market singled out, but my budget will pull towards then lower classed markets, which I'm fine with. thanks in advance.

I have yet to do a true rehab (flip), but my advice would be to absorb as much information as you can and set up keyword alerts for the "fix & flip" to see others questions and answers as well as look through the deal analysis forum category to see how others analyze deals and estimate rehab costs.

Likely you should be prepared to absorb a moderate jump in your policy costs, as that seems to be the norm in the current market that I'm hearing from other clients as well as a broker/investor/prop. manager myself.

My leases tend to be sticky with tenants remaining for a few years without much trouble absorbing my vacancies so that plays into my decision as well.
