I didn’t have much money and needed to find a way to get in the game. 10 years later, I’ve got 29 SFR that profit 19k/month (not including things breaking or vacancies).

The odds of default go up significantly for those who have no skin in the game.

I wanted to get back in the game again but don’t have much in reserves that most if not all HML require.

Name of the game for me is speed to move the contract.Currently I have a mass email marketing platform that works well but no one checks their email as much as their texts. 

This is the best way to get into the game, you get live in it while you're investing.

I have invested in real estate casually in the last several years, and am looking to step up my game by learning from those willing to help, and succeeding with real estate. 

The GC and the sub ended up sharing in the cost mostly (I think) because it was better than the finger pointing game that had already started, and realistically the attorney's were the only ones about to win...
