I house hack a 7 bed / 5 bath in Las Vegas. 

I make sure they're well insulated, have replacement windows, spend more on nice flooring that looks great (plank style / wood-look porcelain tile, hardwood or click-together LVT planks, not peel-and-stick squares). 

(coffee maker all dishes includeded etc).It is a dorm style lay out all the bathrooms are onsuite so there is no half or hallway bathroom

Taste and style changes more frequently in these areas, so they feel dated faster.  

Everyone can invest in real estate in their own style and be successful at it.

Exactly what i was looking for The other commentators have added a lot of good info and value - I would chime in though one thing to look at closely is the property type - is it a true "log cabin" or more of a single family residence with "Cabin style" finishings?  

(Although I like gambling in Las Vegas).  

That is not my usual style of vacation.

nope don't know them all I Know is in Vegas you need brick and motor and you need state and NMLS license to do any loans..
