The cost of PM here is between 20 - 30 % and frankly, while they can drive occupancy, they often have lower rates and less attention to detail (I worked with one when I transitioned a new property that was previously PM managed).

(I mean Special Financing Company)...Since REI Hame Changers has chosen to associate themselves with such a s***** business, I would never touch them with a 10-ft pole...On Monday , January 6, 2025, I am going to open up a huge can of whup *** on these people...First I will file fraud charges at my bank to stop any further payments .Then I will personally drive to Missouri if I have to to get my money back.They ( REI and special financing company)will then be charged for everything to do with that trip-Plus I will sue them for the substantial lost wages because I have to deal with this-!!

Plus it drives down wages so existing population can’t move up in housing.Add in Airbnb and you drive up housing.Add in tariffs for Canadian lumber 3 years ago and potential future China and Mexico tariffs.

My favorite C/C+neighborhoods to invest in are Linden, Whitehall, Franklinton, Driving Park, and Eastmoor, to name a few. 

A nice portfolio is 10-40 properties, and yes you should drive by your own assets to check for broken windows.

And then drive by to pick them all up.
