I fixed up the house a tiny bit and put it on the market and sold it for a loss.Lots of lessons learned here but the main ones include:-never trust a home inspection report when you didn't hire the home inspector-never trust a salesperson's ARV when that salesperson is trying to sell you the property-always get a second set of eyes on a project as I felt pretty helpless sitting in my house outside Toronto and only hearing from one perspective-get the lockbox code from the start so you don't have to ask for it laterIncidentally, I could've exited this project with a potential profit.

If they want to do affordable housing in larger cities (eg Toronto or Vancouver), it could work in select markets. 

Do you guys have any lawyers experienced in this in the toronto/Scarborough area that you can recommend?

houses here in the greater Toronto area are about 900,000 starting and you need to have a salary of around 150-200k a year about 10% downpayment for the bank to even look at you.

Many think it’s just the influx of California buyers entering the market which is partially true, but we also have firms out of Toronto, New York, Arizona and even as far as London looking at San Antonio as a location they want a stake in.

On this forum, you'll find people that specialize in MF, downtown Toronto condos, second tier cities, flips, etc. and I guarantee you that they are still active in their chosen niche.
