Hi Everyone, I've been a lurker on BP for while, hoping to get into flips and rehabs in the Southeastern Michigan market.

The building really needs all new windows, its got old aluminum windows that sweat a lot (Water in the window seal) and it causes mold issues around the frame.

As far as myself, I have been apart of the South Eastern Virginia Chapter of NARPM for 6 Years and as of January 1st, I switched up to the Virginia Peninsula NARPM Chapter to help them grow.  

Seal them up.The post in contact with the soil can be wrapped with aluminum flashing 6" below grade to 4" above grade. 

It's amazing the credibility you get from your maintenance crew when you show them a product they didn't know about (vinyl planking floors or CU/AL rated outlets for aluminum wiring) or discuss a job with them as if you've done this hundreds of times.

hello, aleko. i am a home inspector from the western new york area. the old cloth, 2 wire wiring is kind of dangerous, in my opinion. as stated earlier, the cloth gets brittle and can crumble with the slightest of touch. with rehabbing the place, you are going to disturb it, for sure. then, you have exposed wiring. fire hazzard. not to mention, a lot of this old wiring is made of aluminum, not copper, therefore, the heat it will carry without fail is far lesser that the copper type wiring. if you have an overload somehow, and the breaker doesn't trip, you are going to have a fire. the gfi's have to be grounded, thats the whole idea of a gfi. the g stands for GROUND. with the two wire system you have, where is the ground????

Hi there I'm in the process of flipping a property the windows are aluminum I was wondering in order for someone to get a loan would I have to install new windows considering I'm in Florida if anybody can help me with this I greatly appreciate it thank you

What type of window coverings are in the property.....a decent tenant might have curtains or blinds in good shape where a bad tenant might have bed sheets, ripped up blinds or even aluminum foil.  

Is there aluminum wiring?
