I hear you on out of state investing, I invest a fair amount in NC where you can still buy houses at 50-60k 2 miles from a Target...lol  

Looking at buying a long term rental and have some money set aside to get started.I've looked into OH, NC, IN as states to invest.If you're starting from scratch where are you putting your money and why?

I have a property that went under contract in Whittier, North Carolina right before Helene hit.

I purchased my first rental single-family home in North Carolina, which quickly introduced me to the benefits of passive income.Encouraged by this initial success, I acquired a duplex in Columbus, Ohio, followed by a townhouse and another single-family home in North Carolina, all within a span of a few months.

Purchase price: $550,000 Cash invested: $150,000 Purchased and completely renovated a 10 unit building in North Carolina.

I am able to lend in 45 states and even when lending in NC, i do not meet with clients in person.

-Are there legal restrictions on this in NC, such as the length of the option?
