I had an old programs called "Loan Shark" that worked pretty well.

Sure, there are programs and sharks... but a good down payment will decrease total expenses over time and lead to higher (and faster) returns.Congrats and good luck!

I put a drop slot in one of them with a bucket on the other side.

And I'm sure i can find some different outfits and wigs and fill all three of those slots!

I know a great realtor who always has off-market deals and specializes in remote investors/buyers... it would be great to connect you two while you're in town.. she's a complete shark and sharp as a tack..

One potential partner, has built 100 doors over the last year, a number of which were slot homes - were pretty consistently running $175/sqft hard and soft cost, but not including financing; they indicated with financing worked in, they averaged $200/sqft all in.

Definitely recommend getting some wallet cards made up -- these are smaller than business cards and can fit in wallet slots.

I attend a bunch every month.. this Thursday is the "Florida Real Estate Shark Tank" at Tampa Hilton Westshore 6pm.

But it just depends...I am always in favor of controlling assets personally if possible...I don't know the numbers or anything about this deal, but it sounds like you've got a lot to think about on deal structure...if this is even a good deal.Just don't let anyone steal your deal if it's viable....lots of sharks with cash out there.
