Go to the movie industry I forgot which dept exactly and let them know you have a space to rent for short lease or whatever you all agree to ,and get top dollar from those entertainment folks who come to the A for work ,and privacy is high priority for them if you allow pets on your property that maybe a plus think of B list actors or just folks who want to feel normal

For common areas if most of the renters have the same schedule, I would say no loud movies after a certain time during the week.
