5 strangers all living in a home that have to somehow get along. 

I was working through the HELOC process since we have quite a lot of equity when I suddenly got denied because 1 of the 5 units is owned by someone who lives overseas and rents out his unit.

Most maintenance won't pop up in the inspection report, its more apt to pop up after having someone live in the property for the first month.

My ultimate goal is to live in it until I can buy a second property and then backfill my first property with a tenant.

I live in CA and own my primary residence. 

As for the areas to target, my goal in getting our feet wet as real estate investors--and since we plan to be living in Sac--is to find a property we can live in while renting out one or more units to help cover our housing expenses, which we can then hold and continue to rent out when we move.

I’ve currently got a 3/3 and generally there’s 2 of us living here but when my daughter and family come visit, 5-6 people having even more than 3 bathrooms would be a plus.
