In REI markets, Raleigh earlier in 2023 I was constantly facing 5 offers or more on houses and Nashville, too.

Also thinking about visiting Nashville to check out properties and neighborhoods.I've also looked at Washington state, but only houses under 500k are in Tacoma (56% owner occupied).

We're in the process of getting all the permitting ready on 4 New Townhomes in Nashville TN.

This is where I am having trouble figuring out which direction I should go - I am a REALTOR and a Licensed General Contractor so I have access to MLS (am also working with 2 REALTOR's who deal specifically with investments - one deals with STR's in the Nashville, TN area the other deals more with Fix and Flips in the Baltimore County area). 

I also looked at Nashville Tennessee and Florida (relatively low property taxes but high insurance)100% agree with the other comments to house hack or find something within a 2 hour drive, not OOS.
