I think I'm in the "trust but verify" camp (at least until Skynet becomes sentient and takes over)It's a good tool, but one that shouldn't be blindly followed. 

Why would you blindly believe anything when there is no data shown?  

After a tenant MoveOut, many properties also need touchup painting (or more), blinds replaced, tubs recaulked, trashout, etc.Most individual investors mistakenly only focus on the lowest price, so not a good target to build a business on.

Typically will cost 2 months of rent for prep as often holes in walls, bedroom doors kicked in, blinds ruined, any appliances will be near-ruined, etc.

I would suggest repairing and staining the fence, pressure washing patio and walkway, fixing the blinds that look crooked in almost every picture, and removing the desk lamps in that room.

Its the blind leading the blind and you won't now how to convert the leads a VA caller will give you.

I see far to many people blinded by low prices on Zillow that expect to buy great assets for less than a Kia.

Thanks.just a side note, the tenant has requested first month free rental, windows coverings (not satisfied with the new blinds being provided), and free utilities for 5 days.

It was pretty difficult for VSM to come up with a number, and he even admitted that he's flying a bit blind, but because of all of this he really did need to come see the house.

We may not respond until Monday morning for a broken blind, but for HVAC during extreme temperatures, plumbing leaks and other emergencies we will and I don't understand why any owner would not want to, just out of self interest.
