So, your rent is likely too high.I'm guessing you have a nice low mortgage rate if you bought about 5 years ago, so if possible it probably makes more sense to keep it as a rental then sell it assuming the cash flow is decent.

I also find the “Max HOA” and “Year Built” filters pretty useful, especially since mandatory HOA dues and deferred maintenance can both significantly dent in cash flow.
