Hopefully, this first investment will launch our journey in real estate.Here are some criteria we have in mind:Not in downtown SacramentoClass C+ or B location, since we will be living in one unit (we just want a safe location)Units with shared walls, not ceilingsSeparately meteredFairly renovated or well-maintained (not a fixer-upper, but if one unit is renovated and the others need some work, we would love the experience of fixing and renovating)Can you think of any other factors we should consider?

Most of the ones completely imploding are also newer sponsors who didn't have a full real cycle experience when they launched (and either didn't understand the risks they were taking or didn't care). etc.Also, in my opinion, the longer interest rates stay "higher for longer", the more likely the stress will continue.

i've been listening to a lot of Jason Hartman and while I don't agree with him on everything I've been getting a lot out of his content - he talks about demographic changes, the inventory shortage, rates, unemployment, all this stuff.i was thinking, if they can launch that crypto ETF I might put $1000 into it.
