Check out a longitude and latitude map, look where MN Twin Cities is, than look at NY and similar along east coast.

You know whether people like to live to the east or west side of town, or want a walkable neighborhood more than a car-focused living experience, or more house or nice finishes, then you will probably be fine in any of those markets.  

Is it at least east of US 51?

East Ellijay = No STR AllowedDowntown Blue Ridge = No STR AllowedWhite County = Special Use Permit (YUCK) - Helen city limits is the exception, STR allowedPretty much all of the other counties are STR friendly or don't have an ordinance (Yet), but everything I'm hearing is positive, so...I'm not too worried.

Depending on what you are paying vs the condition of the property today, might be better deals out there on East Side in more developed C class areas.
