I've been liking the light browns/tans with a greenish/avocado like color trim, perhaps some castle blocks rounding the front with flowers behind them..

As I mentioned above I think the Fed is trapped and it's not just me, here's Tim Duy's take on the latest Fed Statement [emphasis mine]:The FOMC statement provides little new information about the timing or pace of future rates hikes.

As @Nathan W. indicated, there are a lot of ways it can work:1) a simple "rate and term refi" as @Jackie Tan mentioned, can lower your payments because of a lower interest rate OR it could shorten your loan term (the length of time you will be making payments) ... or sometimes even both.
