Most dayton sellers are starting to think that dayton is columbus when it is not.

I personally recommend looking into the Columbus OH market - good population growth, lots of job opportunities in a good mix of industries, and strong rental demand.

It's a risk-reward proposition and for us here in Columbus, I see a lot of saturation with STR, but we have very high demand for MTR so most of the properties in our portfolio wind up being mid terms. 

German Village and Downtown Columbus because they are near where I work and live so I can self manage them.

@Chris F.It depends on what market you are in, but where I am located in Columbus 8-10% of gross monthly rents is pretty common for a management fee.
