OOS investing is definitely not as easy as it looks - it's not click on the Zillow button like you're buying index funds (it may have been in 2008 to 2021 but not in 2023 going forward).  

Local lenders will have an advantage over non-local lenders but I would also recommend interviewing multiple and going with the one you click with the best.

This can be done by using sites like AirDNA, or by clicking on Airbnb/VRBO and seeing what similar properties are renting for and how booked they are at what rates.
