If so how did it turn out and how did you decide what to offer?

to the OP, i hope airbnb never decides to ban you from their network.  

They have been incredibly transparent but they are currently deciding on a capital call or selling the property at a major loss (70-80%).

The agents seem to think multifamily parcels get snatched up quickly because the inventory in this category is low, but this property also has some deferred maintenance we are trying to decide if we should address before selling or attempt as-is and reflect that in the price.

You may decide not to deliver a legal notice right away depending on the violation, but when you know you are dealing with a problem tenant, go straight to the legal notice requirements, and if the tenant still doesn't comply, evict.

Both on one loan may save you a bit up front in costs, but it'll make it more complicated if you ever decide to keep one and sell one.
