From a cash flow standpoint, I would consider Hartford County and specifically towns like New Britain, Bristol, Hartford, Plainville and Middletown (technically Middlesex county) but close enough.

They may be on New Zealand or Great Britain time so that may cause a delay, but otherwise they were on it.  

I am looking to invest in CT, primarily Waterbury and New Britain areas looking for 2-3 family properties in the $150-200k range.

Bristol and New Britain are of course two big rental markets as well.As far as thoughts on the market - Connecticut, like many other states is experiencing some forced appreciation right now due to what I call the "covid market".

I really want to invest in a triplex in New Britain or Waterbury Conn.

Hartford is very close to where I live, but I have stayed out of it, and instead chose to buy in New Britain, because the crime rate in New Britain is much lower than in Hartford. 

New Britain, Middletown, East Hartford etc.Again, I'm relativity new to RE and am open to suggestions.
