Sounds like you’re in a strong financial position, and it’s clear you’ve put a lot of thought into your strategy. 

That reads to me very clearly that the granting of any legal or equitable interest in or to a property secured by a mortgage can trigger the DOS, which would include any lease option, land contract, contract for deed etc. as it clearly states in the defintion. 

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.

As for submitting an LOI without proof of funds, sellers may still consider it if you present a well-researched offer, highlight your experienced team, and provide a clear financing plan.

I'm working through the "picking a market" worksheet and workshop, and there are no clear instructions on how to find this. i've tried googling it, and referencing my data aggregators, but usually data goes back a year, 2-3 if I'm lucky.
