For some of you investors that are purchasing in the Midwest, I'm curious what you're seeing as average cash on cash values for more purchases made with cash. 

For the average buyer, sooner or later you are going to hit a wall with your DTI.

The DIYers are welcome, but these kind of deals take a solid 150-200 hrs for the average first timer from start to finish and a minimum cash position of $175k (if you DIY the design/furnishing; more if you want to be hands off).  

I.e. a security attorney drafting full set of Subscription docs will on average be $7500+.  

I use the FF stats page to see what average prices are by unit configuration and make sure I'm at the high end.

To replace your income you need to flip a lot of houses, I'd do the math with an average 10-15% profit margin, because you have to account for some turds.The other opportunity is to change your job and take out the element that you hate.

Maybe it was a bad business decision or maybe they misunderstood that Akron is a modest community with a modest average household income.  

Cleveland currently has one of the lowest price/rent ratios in the Nation, with the average home price being $107k and the average rent being $1,416/Mo.
