My attempt will be to BRRRR and recycle as much capital as possible. 

This in return has been affecting my ability to secure a recent refinance I attempted with a renowned bank.

I saw it as a very valuable 3-day course that was well worth the $1000 I paid for.This was just my attempt at contributing back to the forum that benefited me earlier, take it with a grain of salt.  

For years there was fear that creation of the tic right before a sale might be viewed as an attempt to artificially avoid taxes. 

However, I feel like they probably wouldn't have banned him had he attempted to provide some type of honest explanation for all of the inconsistencies.

What I will do is attempt to find a QUALIFIED substitute tenant, credit the original tenant with the rent paid by the new tenant LESS one or two months fee for the extra work and effort, but I will NOT release the original tenant from liability should the substitute tenant default.Look, the bottom line is that renting to tenants is a business, just like any other business.  

Ive seen many attempt to DIY on their own form a distance and fail.  

This is the first time I'm attempting this strategy, so I'm kind of flying blind. 

At some point you have to accept that your first attempt may not be perfect, but if you set some guidelines and narrow your focus down to something that's achievable you should be on your way pretty quickly.

One property had its water heater stolen not once but twice as well as the furnace in the second attempt.
