Another issue with the LLC is that, it's not very fluid, in that you may run into hurdles down the road when you try to refinance - but it does give you protection.On the apartment building side, I am currently closing on an 11 unit and in that case I would highly recommend the LLC / S corp structure for protection, liability and anonymity - it's just a higher risk investment.

Also in Florida, LLC are not providing anonymity.You could improve the anonymity and charging order protection of your single member Florida LLC, by having it owned by a Wyoming LLC.

Land trust gives you anonymity and complements the LLC, which gives you asset protection.

You will also use it to deduct most of your business expenses.This standard template may be modified to accomodate some specificities, like states where a series LLC may be less expensive than having a different LLC for each.Also you can add a layer of Land Trust for each property for anonymity and to give some due on sale close protection.A lot of people here will tell you that you don't need any LLC or entity structures and that you can do with only a liability insurance.

(The same thing can be accomplished with a different type of trust to keep your name anonymous for the actual LLC, also.)The OP of the thread would still need to deal with the franchise tax from CA, there are other strategies to work around that fee while still keeping your assets protected.
