That would best be done by grabbing a cup of coffee from a realtor (or a couple realtors) in your market to iron out those details!

You have all these things ironed out on paper but there are dozens, if not hundreds of things in this arena that can go sideways.

I just recently moved back home to NJ for work and decided to move back in with my parents (not fun but ironically closer to where my job got transferred rather than getting a place) so I am saving a ton more money that will hopefully enable me to make my first deal this year.

Invest and forget is somewhat risky in real estate, ironically requiring lots of due diligence.

It's honestly been a big learning experience for me just diving in and ironing out things as I went.
