Towns in New Jersey can be wildly crooked and will try to assess you for things they missed on prior renovations before you even bought the property, which technically they can do.

wild. 8. if you dont want to close in an LLC, you can still close in your personal name. 9. there are lenders with competitive rates if long term rents are greater than 1.1 of debt on the property (PITIA). however, there are also lenders who will allow you to do 80% cash out refinances with DSCR if DSCR ratio is 1.0. there are lenders that allow you to buy real estate at 20% down EVEN IF DSCR ratio is only 0.8. which means the rents are less than the debt on the property.

Nice, but confusing.Our situation: FICA for kids turning 18 while working for us.So, the only thing we can conclude so far is that the age definitions in the tax law are wildly inconsistent and unclear.

keep in mind all the fuel is now gone.. so wild fire will not be an issue going forward as long as folks do more of a desert style landscaping and dont plant things that burn like Eucalyptus as one poster mentioned those things go up like a roman candle at 4th of July.
