Phone number is the largest text on the sign (unlike those car For Sale signs with the little white space on the bottom to hand write a number:-(For the past year I've made it a point to tell all the Tenants in a building about the upcoming vacancy and ask if they've got any friends that might be interested.This has backfired because They want to move in, so now I've got TWO units to tune up;-(PS We've also had good luck with Craig's list!

Guys like me then get to clear up recorded crap deeds and option agreements from title by owners and private administrators unaware of the detritus this causes for title insurers.A simple, one-page Purchase and Sale Agreement, with lots of white space us sufficient to document the deal you intend to make.

@Chasing Vega When you send a document for recording, the county recorders office is not verifying who owns an LLC, they are only checking to see if the documents meets their requirements to be recorded (e.g. page formatting, upper white space for book/page stamp, font size, signed and dated, legal description, grantor/grantee info, notary stamp, etc.)
