When we reached out we were told that the deeds had not been transferred and we owed them some notarized documents.

I bought a piece of property that ended up having five brothers that had to sign off on it they wanted nothing to do with the house so they signed quitclaim deeds (notarized) and one brother who signed over a grant deed.

Does it have to be notarized or certified?  

Now, you need pages and pages of documents signed and notarized and you still are not sure if you are dealing with an honest person.There is certainly more than enough money in the investor arena to go around for everyone, but many people choose to conduct unethical business anyway. 

(census.gov)Now I am not sure how underreported illegal immigration is but I am going to hazard a guess that people go where  people of similar backgrounds are so immigrants legal or not are likely to follow the patterns you see on this map as many look for connections from their home country.

I'm ready to get my draft notarized but thought it would be best to find a real estate attorney to review first. 

Don't forget property tax implications to a possible change in ownership as well, and whether formation of an LLC as a rental can help with property tax savings or not.  Are

did they have you fill out a notarized affidavit that said you were self performing the work?
