I have family in Kansas City, MO area so I thought that would be a good place to start since I could visit properties while visiting family.

Since you’re in CA go for appreciation vs Cashflow .  

I still have family in CA however so I visit often, and investors can drive to their properties if needed from Northern CA.  

Buyer go to open house directly.We have this option in Minnesota now, and it looks like in 10 other states that I am aware of (California, Texas, Florida, Virginia, mostly the big population states).

You ARE subject to CA LLC tax just by the fact of YOU being a CA resident, sorry.
