From what I can tell, it seems like most of the very small towns in this area; tons of trailers, single family homes, no visible high rises or larger multifamily that I saw. 

Because the reality is that one deal won't make you rich, but the continuous growth you get by doing deals and building your skills, network, and expertise will create the foundation to get you there!

The fact that the buyer agent commission is visible and being discussed by the buyer and buyer agent is a big step forward, so that buyers know how much the buyer agent is earning. 

Location & expertise in manufacture rehab How did you find this deal and how did you negotiate it?

I just wondered if working with one of these mentor groups would add an extra layer of expertise, or if it wasn't worth the hassle.

Will be a better question for your CPA in my opinion, they'll have better visibility into what strategy will work best before filing season and EOY.

I just mean to say that I don't think there is anything wrong with their business plan, their operational expertise, and so on, so unless something melts the economy down, it seems as though Brian integrity of the operators is the only remaining variable.
