If the building cannot be salvaged,  a lender could still provide financing for land value less demo cost.

Depends on the size of the job, but I am a big fan of a draw schedule where the first draw is after the demo phase.

Podio is extremely flexible and extensible.All that being said, here's the big challenge with Podio:  when you first sign up for Podio, there's a demo workspace with apps, but it can still look like a "blank sheet of paper." 

For example, on a recent project, Draw #1 covered the roof, demo, and trash-out.

Put a new commercial roof and did mold abatement and full demo of everything inside so i have ~80k into it.  

Also, I'm not sure if you are demoing an existing structure, if the structure is freestanding, etc, but this will obviously greatly affect your overall budget.For our project, most of the material prices are in line with expectations, but where we've been shocked with recent increases is the soft cost.
