As others have said, the location is a big factor in MTRs, but so is the clientele you are going after.

People don’t want to share their quiet neighborhoods with renters who don’t value peace and quiet and a sense of community.

These so called top lenders already have an established, loyal clientele.

I recommend seeking a professional who charges for the value they bring to the table.
