Here in chicago for 2-flats I absolutely make sure I have equity in the building because there are more sales meaning more of them in the market to unquestionably tell me the real value.Every market is different so these assumptions may not hold true for 3-unit buildings in other markets but I know they are extremely popular here in chicago and easily sold even if they have some negative equity.

The fact that you unquestionably believe this to be likely shows your lack of experience in this market, and makes Q1 and Q2 even more important.All in all, in skimming over these important points to plug numbers into a calculator, it really, really sounds like you're building a house of cards on a very questionable foundation.

It is considered to be pretty landlord friendly, but MA standards (but that is the case with pretty much any other state).As far as the fees only benefiting the landlord, that is unquestionably true.However when you get a mortgage do you tell the banker "I'm not paying for that credit report, or that appraisal, and I'll pay my attorney's fees but not yours, oh and I don't care what your policy is I'm not paying for YOUR mortgage insurance.
