Ironically, when the liability event occurs, those who are actively running their business the correct way are far better prepared to handle the liability event quicker and more cost effectively than the individual who has the complexed  asset protection structure but uses unlicensed workers without insurance, fails sign contracts with indemnification and operates their business negligently.

@Ryan Raven most states don't care if you screw up the management of real estate you own personally.The government does have a problem with an unlicensed person/company screwing up the management of properties they do not own.

Also, be careful with any contractor recommending or suggesting you pull an owner-builder permit as this is usually a sign they are unlicensed or unable to pull their own permits.

It has an annex that is unlicensed/not on the plans.

Instead of depending on buyer agents to drive prospects from house to house, prospects would tour houses themselves, and unlicensed “door-openers” would admit them.

If Oceanpointe has been unlicensed for 3 weeks now I wonder who processed the rent payment no clue maybe they moved licesnes already.. heck half of these people when asked don't even know the name of the company that sold them the property.. much less anything else..

I can appreciate that advise but being a Realtor and and My Dad being an master electrician (with a much broader knowledge base that goes more into being a GC without a license - and no we won't use him as an unlicensed GC) I feel pretty confident that we can do our first flip and be successful.

-The fact they are still aggressively raising money with an advertised higher return than before (screams Ponzi & desperation)-Unlicensed individuals actually selling the investments and receiving commission for it (and other companies referring clients for a fee likely)-CFO previously convicted of fraudulent activities and banned by SEC from participation with anything related to this type of activityThe list goes on and on. 

Don't trust your agent, trust me the unlicensed "real estate consultant" who is clearly full of crap instead... uh, what? 

Please do not act as an unlicensed manager, it will only result in issues for both you and your friend.
