It is true what someone told me once: getting my license can get me into trouble more quickly than doing wholesaling deals properly (following state law).

The question being, does this still hold true for Arizona?

Neither that course, nor City Park are really all that great, using that space for a true park is, in my view, a great move for the city.

If true, then you would want to have each property 100% in the name of the LLC, with a mortgage and deed in the name of the LLC. 

Leverage - someone mentioned Real Estate doesn't beat stock market returns and while that might be true in absolute terms, it's definitely beat the market when you consider leverage.
