Dont fall into the $/sf trap or start thinking "$50k SHOULD be able to update a small house".

There are many ways to find a multifamily deal but you can really get stuck in the time trap. 

Just don't fall into the YouTube trap of planning your first deal with no money.

You will have tenets who destroy your place, use it as a trap house or drug den and will accuse you of being a slumlord no matter what.  

Are we comparing bacon to Christmas trees, to apples, to venus fly traps, to tomatoes, to grapes, to kelp? 

If not you'll just 1031 into another property to fall into the same trap.
