If it is just one downstairs unit complaining while you may have a noise transmission issue the tenants might also not be suited to a multifamily. some people are more sensitive to noise and you may want to give them an out at some point.

The HOA told me they require a sound dampening rating of 67% for upstairs units, and IÂ ended up getting CoreTec ProPlus which has a 57 STC (sound transmission control) rating (I had to call the manufacturer to get that info).Â

If you have the money, i would do that plus add a metal z channel going opposite direction of the joists ( screwed on top of the existing plaster ) and then add another layer of drywall. the Z channel leaves a space that helps in sound transmission. the problem is the sound is transmitted through the existing floor joists too, so just the insulation will not do it because the joists are still against the ceiling. this is something similar, but in this picture they used clips in combination to hold off hat channel from the existing ceiling which will lower your ceiling about another inch.Â

They took a 5 acre parcel I had purchased to build new transmission lines and re-conductor old lines in order to provide power from a new utility scale solar generating plant (solar farm) they had constructed.My attorney hired the appraiser with only 2-3 weeks prior to the date our expert witness and discovery production had to be turned in to the courts.The appraiser found very low comps in the area.

I could have put a bandaid on as it still worked but I pride my houses in being higher end and good quality.As we continued with the house, I ended up putting in over the top finishes such as heated tile floors in the master bath and sound insulation under the hardwood floors to reduce noise transmission to basement.
