The OTAs get you far more traffic than any other sources. 

We tend to push rents $50 until we see the traffic on our listings drop.

Personally, as an investor, I'm a fan of unique stays that allow for higher rates and less traffic.

I dunno @Mike Francis, this has come up before and I still think that you aren't going to get a ton of traffic from being on there.

The cash flow from the properties I am looking @ are low..The buildings are all under performing on what they could potentially get for rent..I see a lot of room for growth and cash flow on these properties, especially with two major projects in the village getting ready to be completed -more jobs and more foot traffic to Main Street are on the way..Carbon copy of Hudson and early 2000’s... Advice, buying a building that wouldn’t maximize for 15 to 24 months ??

They need to be high traffic areas in "trendy" parts of the city, or the alternative is what this forum is discussing being near Cleveland Clinic where travel nurses can be a large part of your tenant base.

Though my last visit turned me off with the traffic and prices.

My question would be, Are you getting any foot traffic to the property?

And the changes, such as regulation, city development, traffic flow, building views etc happen very quickly. 

That is on one of the largest arterial streets in the city, massive traffic count.
