People with high risk tolerance will have a far different answer than someone who is risk averse. 

It sounds like Palm Desert is seasonal, so diversifying into another area could help smooth out those slower months.It really comes down to your risk tolerance and long-term goals.

There's no one right answer for everyone since we all have different financial situations and risk tolerances.  

It seems like you have some very solid goals of multiple income streams, and a well calibrated risk tolerance. 

I have no mercy and no tolerance for poor ops when it comes to stuff like this.

For example we take a booking, they read our zero tolerance policy on partying and noise complaints and then ask us to cancel because they are a bachelorette party and do not want any issues as they do plan to drink. 

Whether the lender decides to do anything, and exactly what they decide to do depends on the lenders particular strategy, target ROI, risk tolerance, current interest rates, interest rate of subject mortgage loan, etc.
