I own a tattoo business in Knoxville TN, and my landlord just offered to sell me the building and the small 2bd 1ba rental house next door to the tattoo studio.

For example, I don't have a written policy about face tattoos but if someone shows up in my office with "Gangstah" written on their forehead, I'll tell them they can't rent from me.

And what does that tattoo REALLY mean, anyway?

I let him know if someone feels off so he doesn't bother running them (like someone who had an armed robbery tattooed on her leg.

Despite the rental history, I know my friend wouldn't be one that buy and hold investors would jump through hoops to rent to: he's tattooed up, has a criminal record,  and no proof of income (likely no evictions though!

One applicant is a tattoo artist so basically self-employed.

I think we are kind of saying the same thing which is that there is a huge variance in values under the umbrella of those city titles and that you should be careful which comps your using when approaching a flip opportunity in that area.As Trevor stated, the subject property is North of the Freeway... and therefore probably should stick to the reseda comparables to not get an unrealistic ARV...Now off to get that SFV 818 forehead tattoo so I can reclaim my valley boy status 

We are both in the service industry, owning our busisnesses (hairstylist and tattoo artist), and are making decent money.
