U can have zero experience and just need a few bucks and a  good credit score and you can buy a home to live in or a rental.. but not development deals.. different ball game

Now, Kiavi is telling me I need to bring $20,000 to the closing table** to make this work because they’re lending at 70% LTV.

How do you get paid, Is this an under the table kind of situation or is it something to add as part of your business cash flow.

I was trying to get started, had all the information but needed to pull the trigger to get in the game. 

So it's a waiting game for that property until you have enough to do a cash out refi.

REI Game Changers is a beginner program that relies on cheap spray and pray list marketing.

More realistic to find a lender and equity partner who together will satisfy the entire capital stack but even there the equity piece is probably family members or close friends  because any arms length participant will want to the operator to have skin in the game.

There is a reason we lenders require "skin in the game" and experience.
