I also had more confidence, more resources in terms of private lenders who were willing to lend to me because I now had a track record, and good contractors.By running my own marketing, I had access to a lot more opportunities and was able to start supplementing the cost of my acquisitions through wholesaling and the occassional flip which in turn expanded my network.

Thanks but not sure what you mean: I had contractors quote all the work and the insurance company agreed to pay the entire amount (with an allowance for "supplemental requests for hidden damage"), except the deductible.

I think you need to start by figuring out what you’re near term goals are - are you wanting to generate enough cash flow to offset W2 income, are you simply wanting to supplement your retirement, are you looking for significant tax advantages etc.
