We are trying to not use our retirement funds.

FHA gets a bad rap because sellers and many agents think it's only for people who don't have the money so if I had 20 percent, but wanted to use FHA, I would present a proof of funds with my offer showing I have more money, but am using the FHA as a financial option so I can get an investment property as well somewhere else.

Along with not having sufficient funds to operate their real estate they fail to consider what happens when the property must be refinanced.

Just wanted to mention that the cash out refinance funds are not tax free forever.

Does anyone know of a group or angel investors who would invest up to 5M to fund a luxury 6 room micro resort in central coast wine country in California? 

I think I know enough people with funds to jump in if the first deals get bigger than my pockets. 

Those funds are not mine until there is a sales settlment, or default or refund to the buyer. 

If a Borrowers Promissory Note is used to fund their loan, then who would the creditor be?
