Speculative investors might face higher carrying costs for undeveloped land or projects.

Not to rely on speculation, but it should get better over time (hopefully) not worse.If the marginal increase between the two options is only a few hundred bucks and that isn't worth a few hundred bucks to you, then maybe not worth it.

Everything is speculation but there are people who knows more because they run very similar things.

With that said, it's all speculative of what the market will allow.

ON the more risk type product we do land speculation and Land entitlements but the returns blow most any cash flow at the the same dollar amount out of the water..
