After some research, the two areas that interest us are Vermont (probably near a ski area, Killington or Stowe) and the Smoky Mountain area.

I invest in college towns and resort towns mostly with a summer lake warm lakes and ski hill within 30 min with little to no vacancy. 

Does anyone here investing in RV parks and glamping resorts?

Do you have other collateral, such as another income property or your personal residence (last resort) your seller could record their lien against? 

I’m over here on Big Island, up in the Kohala coast, and it offers some resort areas too on the sunny western side similar to Ko Olina on Oahu.So things to consider are:- Which Island- Your budget- Will you be financing or paying cash?  

It is on the road to White Pass and it's ski area so I am assuming you will get folks to ski.

But generally Airbnb homes are in resort areas (not sure if that's the case here) 

But I am involved more in multifamily and hotel resort investing now.
